Nordic Hosts combines relevant market data with information about your property and the dates you want to rent it out. This provides a realistic view of the property’s earning potential.
We start with the property address and compare it with similar Airbnb properties within a 15-kilometre radius. We consider bedrooms, bathrooms, guest capacity and selected amenities. This means your property is assessed against relevant alternatives rather than a general average for the area.
The assessment uses market data from the past 365 days. It is therefore based on what similar properties have actually achieved, not only on a general nightly rate.
Your available dates are combined with monthly market data on demand, rates and occupancy. This means the difference between high and low season becomes part of the Nordic Hosts calculation.
