How much does Airbnb charge hosts?

Airbnb uses two fee structures. Under the split-fee model, most hosts pay 3% while the guest pays a separate service fee. Under the single-fee model, the full platform fee is deducted from the host payout, and most hosts on this structure pay 15.5%. Always confirm the actual structure and rate in the individual Airbnb account.

Airbnb has two fee structures

Under the split-fee model, the service fee is divided between host and guest. Airbnb states that most hosts pay 3%, while the guest fee generally ranges from 14.1% to 16.5% of the booking subtotal. The total price seen by the guest is therefore higher than the price set by the host.

The single fee is deducted from the host payout

Under the single-fee model, the full service fee is deducted from the host payout. Airbnb states that most hosts on this structure pay 15.5%, while remaining hosts typically pay 14-16%. The model is mandatory for certain hosts, including many using property management software.

A single-fee example

With booking revenue of DKK 10,000 and an Airbnb fee of 15.5%, the platform fee is DKK 1,550. This leaves DKK 8,450 after the shown Airbnb fee. Nordic Hosts’ management fee is a separate 17% including VAT of booking revenue, equal to DKK 1,700 in the example. The owner is left with DKK 6,750 before cleaning, linen, tax and any other costs.

The platform fee and management fee are different costs

The Airbnb fee pays for use of the platform and its payment, marketing and support functions. The Nordic Hosts fee covers the agreed management and operations. Both should therefore appear as separate lines in any worked example.
