The short answer
Airbnb earnings are the booking revenue from stays the property actually secures. Two homes on the same street can perform differently when their size, presentation, guest capacity, reviews or available dates differ. A useful answer therefore requires an assessment of your particular property and calendar.
The main factors behind earnings
- Location and proximity to areas guests seek.
- Property type, sleeping capacity and amenities.
- Condition, photography and listing presentation.
- Available dates and high- versus low-season demand.
- Price adjustments, minimum stays and calendar management.
- Reviews, response time and the quality of the guest experience.
How Nordic Hosts prepares an estimate
We compare the home with relevant Airbnb properties within a 15-kilometre radius and examine market data from the previous 365 days. Your actual available dates are combined with monthly pricing, occupancy and seasonality data. You receive one rental estimate for the selected period.
From booking revenue to the owner amount
Booking revenue is not the same as the amount you keep. Airbnb service fees depend on the fee structure on the account. The Nordic Hosts management fee is 17% including VAT of booking revenue. Cleaning, linen, photography, maintenance, utilities and Danish tax should also be considered separately.

Rules define the available calendar
Earnings should be estimated only from dates when the home can actually be rented. Copenhagen homeowners should check statutory day limits, platform reporting, association rules, tenancy terms and insurance before opening the calendar.
Information needed for a realistic estimate
- Address and property type.
- Floor area, bedrooms, bathrooms and guest capacity.
- Condition, notable amenities and restrictions.
- The exact dates or periods available.
- Whether you prefer short-term, medium-term or a combination.
